    The project is open to investors, buyers, and partners from Ghana, the diaspora, and around the world.

  4. How much do units cost?
    Final pricing will be available once the full development budget is finalized. Pricing will be competitive and reflective of luxury market rates in the region. Pricing will be starting at $160K USD.

  5. What is the unit mix?
    The development includes 1-bedroom, 2-bedroom, and 3-bedroom units, all with modern finishes and some airport views.

  6. Is there a payment plan?
    Yes, flexible payment options will be offered once pricing is released. Buyers can reserve units with a deposit and make installment payments during construction.

  7. When will construction begin? Construction is anticipated to begin shortly after the final development budget and approvals are secured.

  8. How can I reserve a unit?

  9. Will there be tours of the site?
    Yes, VASE Ghana is organizing real estate and cultural tours in partnership with The Party Crew. These tours will include site visits to Dichemso Vista. The dates are December 21, 2025 - January 2, 2026.

  10. How do I join a tour?

  11. What amenities will be offered?
    Amenities include 24/7 security, modern infrastructure, landscaped communal areas, and close proximity to the new airport. Residents will also enjoy access to a 24/7 concierge service, workhub and conference space, recreational zone, spa, gym, virtual golf room and cinema, swimming pool, children’s playroom, sky bar and restaurant, and a court display terrace.

  12. Is financing available?
    Not at the moment. VASE Ghana is actively exploring partnerships with financial institutions to offer financing options. Details will be shared if and when they become available.

    A: Yes—Dichemso Vista is described as kid-friendly. The property will have a dedicated daycare on-site, located right next to the security area near the entrance, so parents can drop off children close to building security. Ghana’s primary official language is English, so English speakers should be comfortable navigating day-to-day life. The team also shared that the tour experience will include visits tied to education and healthcare (schools, universities, hospitals) to help families understand what life could look like on the ground.   18. Q: As a foreigner, can I own property in Ghana? Is ownership limited to 50 years (or 99)? Is it renewable?
    A: Yes—foreigners can own property in Ghana, but land ownership is generally structured as a leasehold for foreigners (not ownership in perpetuity). The legal counsel explained that the typical lease term referenced is 50 years, and that it is renewable, with the leaseholder having the first right to renew when the term expires (subject to meeting requirements such as paying applicable rates/fees and following the proper process).

  19. Q: Can I pass the condo to my children/heirs? Can I sell it or gift it? What happens to the lease when someone inherits?
    A: Yes—you can pass it on (inheritance), and you can also sell or gift your interest. If the lease term expires during the heir’s ownership, the heir would handle the renewal process.

  20. Q: Do I need residency status or a resident permit to buy/own property in Ghana?
    A: No. The legal counsel stated you do not need a resident permit in order to own property.

  21. Q: If someone has Ghanaian citizenship (including dual citizenship), does it change the land/lease term?

    A: The team stated the current starting price range is approximately $140,000–$160,000 per unit (starting range). They also shared that units include 1-bedroom options and 1–3 bedroom configurations (as stated in the discussion).

  28. Q: Are there financing options available through VASE or partners in Ghana?
    A: Not currently. The team said there is no financing partner on board yet. Buyers should assume they will secure financing independently for now. However, VASE is open to speaking with lenders/organizations interested in offering financing and would consider presenting options to the group later if a credible partner emerges.

  29. Q: Does Ghana have property tax or other taxation (especially if I live there or use the condo as an investment)?
    A: The legal counsel explained that: If the property is used as an investment/commercial property, income/proceeds will be taxed. If the property is sold/alienated, profits will be taxed. Ghana has a property tax regime.

  30. Q: Is the VAT/tax rate “15% plus 2.5% NHIL plus 2.5% GETFund” accurate?
